Domestic Electrical Installation Condition Report (EICR)
Deteriorated and damaged electrical fixtures cause house fires. As a minimum, a Electrical Installation Condition Report (EICR) is required to be conducted every 10 years for a domestic properties. An EICR is an official document that assesses the condition of the electrical installation on a premises. The report details any deterioration, damage or concerns that could affect the safety of the residential property.
When do you need a domestic EICR?
You will need to arrange an EICR:
- Every 10 years for domestic property
- Every change of occupancy (home buyers electrical survey)
- Every year for properties with a pool
- Upon discovery of a malfunctioning electrical fixture
What does an EICR involve?
A domestic EICR includes an onsite physical inspection of a properties electrical system. The process includes a thorough visual examination as well in depth testing on the live system. During the inspection observations are made alongside recommendations in a comprehensive report. Observed faults within the electrical system are categorised by code:
- – C1 – “Danger present. Risk of injury. Immediate remedial action required.”
- – C2 – “Potentially dangerous. Urgent remedial action required.”
- – C3 – “Improvement recommended.”
The time taken to complete the full inspection will depend on the size of the property. A domestic EICR on smaller properties can be conducted within a few hours whereas much larger properties may take a few working days. It is worth bearing in mind that an EICR will sometimes require a certain amount of down time. Any downtime for the required testing will be planned and implemented to reduce any interference where possible.
