Commercial EICR in Bristol
Deteriorated and damaged electrical fixtures cause fires and can be devastating for commercial property. As a minimum, an Electrical Installation Condition Reports (EICR’s) is required to be conducted every 5 years for commercial property. An EICR is an official document that assesses the condition of the electrical installation on a premises. The report details any deterioration, damage or concerns that could affect the safety of the commercial property.
When do you need a commercial EICR?
You will need to arrange a commercial EICR:
- Every 5 years for commercial property
- Every 5 years for a rental property (landlord electrical safety certificate)
- Every 3 years for an industrial installation
- Every change of occupancy
- Every year for properties with a pool
- Upon discovery of a malfunctioning electrical fixture
What does a commercial EICR involve?
A commercial EICR includes an onsite physical inspection of a properties electrical system. Any areas of operation and limitations will be established before the inspection begins. The process includes a thorough visual examination as well in depth testing on the live system. During the inspection observations are made alongside recommendations in a comprehensive report. Observed faults within the electrical system are catagorised by code:
- – C1 – “Danger present. Risk of injury. Immediate remedial action required.”
- – C2 – “Potentially dangerous. Urgent remedial action required.”
- – C3 – “Improvement recommended.”
The time taken to complete the full inspection will depend on the size and type of property. A commercial EICR on smaller properties can be conducted within a few hours whereas much larger properties may take a few working days. An EICR will sometimes require a certain amount of down time. Any downtime for the required testing will be planned and implemented to reduce any interference where possible.
Large electrical installations can be approved for a 20% inspection of the electrical system every 5 years. This greatly reduces the impact of any possible downtime and is usually acceptable for systems that are already reportedly in good and safe working condition.
